Stop mass development in Colts Neck

    This meeting will determine whether the Kushner development proceeds. The plan the board is voting on includes an experimental waste water system that has never been used in NJ at this scale and will dispose of 71 thousand gallons of waste water per day under pavement next to a stream that feeds our reservoir.

HERE IS THE PROBLEM

  • Colts Neck owes approximately 350 low income housing units based on the Fair Housing Act (This is not debatable and Colts Neck has been aware of this for decades). If Colts Neck does not put in the affordable housing units we risk getting sued by big builders in a builders remedy lawsuit.

  • There are several ways to satisfy low income housing. Here are a few options: Build the 350 units that satisfy low income housing criteria such as group homes for autistic children, alzheimers, and veterans. There have been several grants to satisfy financial burdens on our township. Our township committee did not apply for ANY of the available grants.

  • Instead of building the units required, the township committee has decided to work with big builders (Toll Brothers, Kushner) to build 1190+ units. Think about that number…1190 units. This could result in 4,000 more residents. The reason they must build all these units is to make the job profitable for the big builders, NOT for the benefit of Colts Neck residents.

IT GETS WORSE

  • The township committee voted YES to pay up to $2 million of taxpayer money (that’s Colts Neck resident’s tax dollars) to bring in a sewer line for toll brothers

  • The township committee voted YES to over 300 apartments on Five Points Road.

  • The township committee agreed to be a co-plaintiff and cover legal fees with Kushner in suing other towns in order to bring public water and sewer into Colts Neck.

  • The township committee voted YES to allowing conversion of properties in certain residential districts into instutitional uses including houses of worship (Yeshivas, Mosques, Churches, Etc.)

  • The township commitee has not given the residents any plan for how to accomodate up to 40% more people. They have not addressed crowded schools, our volunteer fire department and first aid, traffic, etc.

  • LET YOUR NEIGHBORS KNOW! So many Colts Neck residents are unaware of the approved plans by the township committee.

  • ATTEND the township committee meetings and planning board meetings
